How tall can I build?

Height caps depend on the district and, in multi-family and mixed-use districts, on the specific use. Single-family districts RL/E/RS1 allow a maximum of 40 feet; RS2 through RS8 and T allow 35 feet, except T (mobile home park) which is capped at 25 feet. Multi-family districts (RM1-RM4) range from 35 feet for single-family and townhouse uses up to 60 or 75 feet for apartments depending on the RM tier (Table 402-3). Non-residential districts range from 35 feet (Conservation) to 100 feet (Community Business B2, Heavy Business B3, and Commercial Recreation CR); Office Park (OP) is also capped at 2 stories (Table 403-2). Mixed-use districts are measured in stories: Mixed-Use Low (ML) allows 2 to 6 stories and Mixed-Use High (MH) allows 3 to 10 stories, with a possible one-story bonus for a public open space or plaza (Table 404-1). The Live Local Act (Sec. 409) can override these figures for a qualifying affordable-housing development: state law allows the highest currently allowed height for a commercial or residential building within 1 mile of the site, or 3 stories, whichever is greater. Confirm the current zoning district on the city's GIS zoning map or with the Building, Planning and Zoning Department (954-602-3200) before building.
