How tall can I build?
Height caps are in the same Sec. 21 chart as setbacks. Most single-family districts cap out at 2.5 stories (SF-1 allows 3 stories), and MH is 1.5 stories. TH is capped at 40 feet and MF at 2 stories in the same chart; Sec. 23.1(d) restates the MF cap in feet, 30 feet for one-story buildings and 40 feet for two-story buildings. C-1 and C-2 allow up to 100 feet, while I-1 and I-2 list no maximum height figure in the chart. PD height is set in the adopting PD ordinance. Start by confirming the zoning district on the city's zoning map (cityofmelissa.com/194/Zoning) or with Development Services at 972-838-2036. This pack covers incorporated Melissa only; the ETJ and unincorporated Collin County land have no municipal zoning.
