How tall can I build in McKinney?

Height caps are set per district in the same dimensional tables as setbacks. Most single-family districts cap out at 35 feet (R3 and TR1.8 allow up to 40 feet), MF36 and MHR allow 45 feet, C3 and I2 allow 55 feet, and O2 allows up to 75 feet. The Highway Commercial (HC) Overlay can raise non-residential height along University Drive (US 380) and the Central Expressway/Sam Rayburn Tollway corridor up to 12 stories in its High-Rise Subzone. Height is measured from the average of the lot's highest and lowest grade points to the highest point of the structure, and cannot exceed FAA regulations or Chapter 118 (Airport Height, Hazard, and Land Use Regulations) where applicable.
