How tall can I build?

Maximum building height for every district is set in the Sec. 2.06.04 (residential) and Sec. 2.06.05 (nonresidential) development standards tables; this session fetched both directly. Most single-family districts (AG through 2F) cap out at 40 feet / 2.5 stories; TH is 40 feet / 2 stories; MF-15 and MF-19 are 50 feet; MH is 20 feet. On the nonresidential side, O-1 is 30 feet (1 story) or 40 feet (2 story) near single-family/two-family property; R (Retail), C-1, and C-2 are 40 feet; H (Highway) has no limit unless within 200 feet of single-family/two-family zoning, then 40 feet; IT is 175 feet; I (Industrial) has no limit; OTC is 4 stories or 65 feet, and within the delineated Original Town Commercial core downtown, redevelopment or infill must be at least two stories, with residential on both floors or residential above ground-floor office or retail (Sec. 2.04.04). Confirm the current Sec. 2.06.04 or Sec. 2.06.05 chart, and check whether Alternative Compliance Standards (Subsection 6.18) apply, before acting. This pack covers incorporated Frisco only; contact Frisco Planning and Zoning at 972-292-5301 to confirm.
