How tall can I build?
Height caps are set district by district. R1 and AG allow 3 stories, up to 45 feet. The legacy SF-20 through SF-PH, 2F, SFA and MF-15 districts allow 2.5 stories, up to 36 feet. Office, Neighborhood Service, and CBD cap out at 2 stories, 35 feet. General Retail, Commercial, and Mixed-Use allow up to 70 feet, but anything above 36 feet needs a Conditional Use Permit. Light Industrial allows up to 120 feet under the same CUP trigger above 36 feet. Certain structures (steeples, water tanks, uninhabited utility structures) can exceed the district limit if yard setbacks are increased proportionally (Sec. 43.4). Start by confirming the zoning district on the City's interactive zoning map or with Planning and Development at 972-552-6658. This pack covers incorporated Forney only; the ETJ and unincorporated Kaufman County have no municipal zoning.
