How tall can I build?

Height is set by the district dimensional table. Residential districts generally list story and foot limits, commercial and industrial districts include eave or parapet heights, and special districts can include minimum stories or SUP paths for extra height. This pack covers incorporated Fate city limits only. Article I, Section 36-1.4 applies the UDO to land inside the corporate boundaries and applies ETJ provisions only to subdivision and development authority. Texas cities may not zone ETJ land under current Texas law, and Texas counties do not provide general zoning. ETJ and unincorporated Rockwall County parcels are out of scope for zoning answers.
