How tall can I build?

Maximum height by district: AG, R-1, and R-2 allow 35 feet; R-3, R-4, and R-MH allow 30 feet; R-5 allows 40 feet (Sec. 2.07.01). B-1 allows 25 feet; B-2, B-3, and LI allow 45 feet; HI allows 35 feet (Sec. 2.07.02). In the form districts height is set per building type under the Form Based Code: F1 caps all buildings at 35 feet, the mixed use building type runs to 45 feet in F4 and F5 and 35 feet in F5H, and buildings over 35 feet in the 967/1626 Community Node need a Specific Use Permit. Accessory structures may never exceed the main structure's height, and Table 17 caps them at 18 feet on lots up to 7,500 square feet and 25 feet on lots up to one acre (Sec. 2.09.04). A height variance requires Board of Adjustment approval under Sec. 2.11.03. Confirm the district and any overlay with Development Services before design.
