How tall can I build?

Height caps sit in the same dimensional tables as setbacks. Most rural and single-family districts cap principal buildings at 35 feet (AG, R1-43, R1-18, R1-10, R1-6), rising to 45 feet in R1-3 and R1-1. MF-1 allows 40 feet and MF-2 allows 60 feet. In the mixed-use table, NMU allows 50 feet, CMU allows 90 feet, RMU has a 30-foot minimum with no stated maximum, and DC has no height figure listed at all. IMU and the industrial districts I-1 and I-2 use a stepped formula: a base height at the setback line (55 feet for IMU and I-1, 65 feet for I-2) that increases 1 foot for every 3 feet of additional setback, up to a maximum of 120 feet. Nonresidential districts range from 30 feet (C-1) to 90 feet (PO, C-3). PAD, PC, and other obsolete-district parcels follow their own adopting ordinance or Appendix B instead. Confirm the applicable district and any PAD conditions with Planning and Zoning at 623-349-6200. This pack covers incorporated Buckeye only.
