How tall can I build?
Height caps are in the same Sec. 5.1 dimensional tables as setbacks and vary by use, not just district. Most residential single-family uses cap out around 36 to 40 feet; schools across nearly every district may reach 5 stories and 75 feet. Business districts range higher: B1 and O&I generally cap around 48 feet, PC allows up to 75 feet for office and hotel uses, and HI industrial uses can reach 70 feet. Downtown, the Small Town Character Overlay's Central Business District row caps most buildings at 2 stories/36 feet, with a conditional path to 3 stories/50 feet under the footnote 1 criteria (non-historic-contributing structure on Salem Street, corner lot, third-story stepback, exempt rooftop dining). Confirm the applicable use row and any overlay for the parcel with Planning and Community Development at 919-249-3426.
