How much parking is required?

Two regimes apply. Outside N-CM, CD-4, CD-5, and CD-5D, Table 7.1 governs: 2 spaces per single family or two family dwelling, 1 per accessory dwelling unit, 1.05 per bedroom for multifamily and purpose built student housing, 1 per 250 square feet for retail, 1 per 300 for office and personal services, 1 per 100 square feet or per 4 seats for restaurants, and 1 per room for lodging. Inside those four urban districts, Table 7.2 lowers the ratios to 1 space per residential unit, 2 to 3 office spaces and 3 to 4 retail spaces per 1,000 square feet. Central Business Area properties in CD-5D are exempt except new multifamily, and small CD-5 or CD-5D projects of 5 or fewer units can seek a council CUP exemption. Adjacent striped on street parking counts toward minimums except in CD-5D, and shared, remote, affordable, senior, and car share reductions exist in Secs. 7.1.3.1 to 7.1.3.3. San Marcos zoning applies inside the incorporated city limits only; Texas counties do not zone, and ETJ parcels have no municipal zoning. A further Development Code update was adopted on second reading June 16, 2026 but is not yet published, so confirm current standards with the Planning Division at 512-393-8230 before design, purchase, leasing, or permitting decisions.
