How much parking is required?
Parking is set by use in the Sec. 6-4-2 table, not by zoning district. Single-family and two-family homes need 2 enclosed spaces per dwelling unit, side-by-side or tandem. Multi-family runs by bedroom count: 1 space per unit for efficiencies and studios, 1.5 spaces per unit for one-bedroom units, and 2 spaces per unit for two or more bedrooms (townhomes also need 2 spaces per unit), plus 1 guest space per 10 units for developments of 5 or more units, with at least 1 covered, assigned space per unit. Retail and personal services need 1 space per 300 square feet of floor area; restaurants need 1 space per 50 square feet of dining area, plus separate kitchen and outdoor patio ratios. Fractions round up at 0.5 or greater. Confirm the zoning district on the city's zoning map or by calling Development Services at 623-932-3004.
