How do I request a variance?
Variance and special exception decisions go to the Board of Adjustments under Article 02, Section 04, with application procedures for exceptions and variances in Article 11, Section 09. The board must make the required findings before granting relief. This pack covers incorporated Rockwall city limits only. The UDC states zoning applies within the corporate limits and lands subject to zoning jurisdiction as conferred by state law, but Texas cities may not zone ETJ land under current Texas law and Texas counties do not provide general zoning. ETJ and unincorporated Rockwall County parcels are out of scope for this draft.
