How tall can a house be in Rochester Hills?

A house in Rochester Hills may be 2 stories, up to 35 feet in RE, R-1, and R-2, and up to 30 feet in R-3 and R-4 (§ 138-5.100, Table 6).

R-3 and R-4 carry two exceptions (§ 138-5.101, footnote P):

  • On lots of 13,500 square feet or more, height may rise to 35 feet with extra side setbacks.
  • On lots 60 feet wide or less, height is capped at 24 feet.

In the R-5 district, the maximum is 35 feet and 2.5 stories (§ 138-6.700.C). General height exceptions appear in § 138-5.202. Detached accessory structures in residential districts are limited to 1 story, 14 feet with a roof pitch under 4/12 or 16 feet with a pitch of 4/12 or steeper (§ 138-10.102.C).
