Do I need special approval for my use?

The Land Use Schedule marks uses as permitted, conditional, SUP, prohibited in overlays, or accessory. If a use is unlisted, the Director of Planning and Zoning determines the closest or most appropriate land use, or refers the matter to City Council. This pack covers incorporated Rockwall city limits only. The UDC states zoning applies within the corporate limits and lands subject to zoning jurisdiction as conferred by state law, but Texas cities may not zone ETJ land under current Texas law and Texas counties do not provide general zoning. ETJ and unincorporated Rockwall County parcels are out of scope for this draft.
