Do I need special approval for my use?

Check how the Schedule of Uses (Sec. 20) marks your use in your district. An S mark means the use needs a Specific Use Permit approved by City Council after a Planning and Zoning Commission recommendation and public hearing (Sec. 18(B)); some S uses also carry a lettered conditional development standard from Sec. 20.3 that must be met. A blank mark means the use is prohibited without a rezoning. In the DOD or CC/O overlay districts, an X(S) mark means the base district's SUP requirement still applies. Start by confirming the zoning district on the city's zoning map (cityofmelissa.com/194/Zoning) or with Development Services at 972-838-2036. This pack covers incorporated Melissa only; the ETJ and unincorporated Collin County land have no municipal zoning.
