Most retail uses (store, restaurant, and personal service categories in Article V, Table B) are permitted by right in LC Light Commercial and HC Heavy Commercial, and generally in LI Light Industrial and HI Heavy Industrial as well. NS Neighborhood Services permits a narrower set of neighborhood-scale retail uses such as a bakery, convenience store, or florist. O Office generally prohibits retail sales uses. Retail is not a listed use in the residential district table (Article V, Table A) apart from home occupations. The US 380 Overlay District (Sec. 106.04.01(d)(2)) prohibits a long list of retail and auto-related uses within its boundary unless approved through a specific use permit, even where the base district would otherwise allow them. Start by confirming the zoning district with Development Services (Town Hall, 2nd Floor, 100 W. Eldorado Pkwy., Little Elm, TX 75068).
