Can I run a business from my home in Ferndale?
Yes, with conditions. Home-based businesses are permitted with additional standards in every district from R-1 through the CBD (Sections 2.05, 5.06). The business must stay clearly incidental and subordinate to the home.
The main conditions (Section 5.06):
- At most 1 non-residential employee
- No merchandise sold on the premises
- Deliveries limited to customary mail and package services
- No non-residential exterior alterations
- No parking, circulation, or truck-traffic impacts
- Signage limited to a nameplate only (Section 8.06.H)
One oddity worth quoting exactly: the code states "Outdoor Activities: Prohibited (except for one trailer or food truck)." The scope of that exception is not explained in the text, so do not rely on it without confirming what the city will actually allow.
