Can I build a duplex, triplex, or quadplex in McKinney?

Duplex, triplex, and quadplex uses are permitted by right in the MR (Mixed Residential) and TR1.8 (Townhome Residential) districts, per Table 2-26: Table of Uses (read directly from the table's rendered grid this session). MR sets its own dimensional standards by housing type in Table 2-10: minimum lot area ranges from 5,000 square feet (duplex) to 10,000 square feet (quadplex), with front setbacks around 25 feet and height 35 to 45 feet depending on type. TR1.8 uses its own district table (Table 2-9): 1,800 square foot minimum lot area, 15-foot front setback, 40-foot maximum height (35 feet within the H Historic Overlay). These uses are not permitted by right in the single-family R43 through R3 districts. Start by confirming the zoning district through the city's zoning GIS layer or the Planning Department at 972-547-2000.
