Can I add an accessory dwelling unit?
A guest quarters, secondary living unit, or accessory dwelling unit may be allowed in a residential zoning district as ancillary to an existing single-family home. It cannot exceed 30% of the main structure area, cannot include kitchen facilities, and cannot be sold separately unless density and dimensional standards are met. If those standards are not met, an SUP is required. This pack covers incorporated Rockwall city limits only. The UDC states zoning applies within the corporate limits and lands subject to zoning jurisdiction as conferred by state law, but Texas cities may not zone ETJ land under current Texas law and Texas counties do not provide general zoning. ETJ and unincorporated Rockwall County parcels are out of scope for this draft.
