Can I add an accessory dwelling unit?
Yes, in any district where Table 402-1 permits a single-family detached dwelling, an ADU is allowed as an accessory use (Sec. 405.1.2). Only one ADU per lot (Sec. 405.1.6(a)). Size is capped at 50 percent of the primary dwelling's floor area, with an absolute cap of 1,200 square feet and a floor of 300 square feet (Sec. 405.1.6(c)). Maximum height is 2 stories and never taller than the primary dwelling (Sec. 405.1.6(e)). A detached ADU needs a rear setback of 10 feet (one story) or 15 feet (two stories), and must share the primary dwelling's side setbacks (Sec. 405.1.6(h)). Separate utility meters are not allowed (Sec. 405.1.4), and an owner affidavit of compliance with Broward County minimum housing standards and F.S. Sec. 163.31771 is required (Sec. 405.1.5). Confirm the current zoning district on the city's GIS zoning map or with the Building, Planning and Zoning Department (954-602-3200) before applying.
