Can I add an accessory dwelling unit in Buckeye?

Yes, in every single-family residential district: AG, R1-43, R1-18, R1-10, R1-6, R1-3, R1-1, and in DR (Table 3.1-1). ADUs are not listed as an allowed use in MF-1, MF-2, MH, or the other mixed-use and nonresidential districts. You may build one attached and one detached ADU on a qualifying lot, or one ADU on a duplex lot, plus an extra detached ADU on lots of one acre or more if at least one ADU is a deed-restricted affordable unit (Sec. 3.3.4.A). The ADU is capped at 75 percent of the gross floor area of the primary home, needs only a 5-foot rear and side setback, does not require a separate utility meter or parking space, and does not count against the density limits in Table 4.1-1. Mobile homes, RVs, and other wheeled structures cannot be used as ADUs. Confirm the base district for the parcel and any PAD conditions with Planning and Zoning at 623-349-6200.
