Can I run a bed and breakfast in Rochester Hills?
Yes. A bed and breakfast is a defined home occupation in Rochester Hills (§ 138-4.413.B). Home occupations are permitted by right in RE and R-1 through R-5 (§ 138-4.413) and in RMH (§ 138-6.402.A.5). They are not permitted in RM-1.
The bed and breakfast limits (§ 138-4.413.B):
- No more than 4 sleeping rooms.
- The use may occupy no more than 25% of the floor area.
- Guest stays max out at 14 consecutive days.
- Smoke detectors and parking are required.
The general home occupation conditions also apply, including limited traffic and no nuisance (§ 138-4.413.A). If the city questions a particular operation, the mayor may refer it to the Zoning Board of Appeals (§ 138-4.413.C).
