Are accessory dwelling units (ADUs) allowed in Novi?

The zoning ordinance contains no accessory dwelling unit provision. A search of the full ordinance text, amended through June 6, 2025, finds no section that permits a second dwelling unit, in-law apartment, or guest house accessory to a one-family home in any residential district.

Three provisions effectively close the door. The general exceptions state that not more than one dwelling unit may occupy a lot except in conformance with the district's lot area per unit requirements (Section 3.35.4). Using a detached accessory building for anything other than parking and storage requires Zoning Board of Appeals approval (Section 4.19.1.K). And the accessory use definition lists only residential accommodations for servants and caretakers as an accessory residential use (Section 2.2), a narrow category that is not a rentable second unit.

If you want an attached suite for family, that can often be designed as part of the single dwelling unit without triggering these rules. For anything resembling a separate unit, confirm the city's position with the Community Development Department at 248-347-0415 before you invest in plans.
