Outside a Farmhouse Cluster or Conservation Subdivision, non-residential lots and lots in exempt subdivisions require a minimum lot size of 20,000 sq. ft. and 90-foot width (no open space requirement); pre-existing smaller lots are treated as conforming. For standard residential subdivisions, density is regulated on a sliding scale keyed to preserved open space (confirmed this session directly from the Town's own ordinance text, fetched via the ALP viewer's print endpoint): 0% open space allows less than .30 units/gross acre; 25% open space allows .30 units/gross acre; 45%+ open space allows .90 units/gross acre (density rises .03 units/gross acre for each 1% of open space above 25%, capped at .90). Within that sliding scale, individual lot sizes must average at least 15,000 sq. ft. (never below 8,000 sq. ft.), lot widths must average at least 70 feet excluding cul-de-sac lots (never below 60 feet, with additional cul-de-sac frontage rules), the front yard setback is a minimum of 25 feet, the side yard setback is 8 feet, and the rear yard setback is a minimum of 25 feet. A Farmhouse Cluster development (available in R and TR) permits subdividing land for up to six house lots on a shared private drive where the project has a minimum 10 acres and at least 30 feet of frontage on a public road (by fee simple or exclusive easement), with no more than two farmhouse cluster developments permitted per tract and no minimum lot size or width required within the cluster. A Conservation Subdivision requires a minimum 40-acre project, maximum gross density of 1 dwelling unit per 20 acres, and is exempt from several standard requirements including Article 4's Detached House lot-placement rules.
