Setbacks in Sterling Heights, MI

R-100 — One Family Residential (R-100)

Sterling Heights measures front and street-side setbacks from the centerline of the road, not from the lot line, using the Master Road Plan classification: local street 60 feet from centerline, collector 65 feet, secondary 73 feet, major 100 feet, regional 115 or 142 feet, cul-de-sac 80 to 90 feet by radius, freeway 40 feet from the right-of-way line, private road 30 feet from the easement line (Section 3.04.A.6.a). On a standard 60 foot local right-of-way that works out to 30 feet of yard behind the lot line. If the actual right-of-way is wider than planned, the setback becomes half the right-of-way plus 40 feet on major and regional roads or plus 30 feet on all others (Section 3.04.A.6.a).

Side: 10 feet on the least side (8 feet with a side-entry garage) and 25 feet total for both sides. A side-entry garage door must sit at least 22 feet from the side lot line (Section 3.04.A.6.b). Rear: 40 feet, reducible by 5 feet where the lot abuts a private open space at least 20 feet deep that is part of the development (Section 3.04.A.6.c, A.11).

Projections: eaves and chimneys may project 3 feet into the front yard, 5 feet into the rear, and 2 feet into the side; unenclosed porches may project 10 feet into the front yard and 15 feet into the rear; decks may project 15 feet into the rear yard subject to conditions (Section 28.10). Nothing over 30 inches tall may stand in the 25 foot corner sight triangle (Section 28.03).

R-90 — One Family Residential (R-90)

Front and street-side setbacks are measured from the road centerline per the Master Road Plan: local 60 feet, collector 65, secondary 73, major 100, regional 115 or 142, cul-de-sac 80 to 90 by radius, freeway 40 from the right-of-way line, private road 30 from the easement (Section 3.04.A.6.a). Side: 8 feet least one side, 20 feet total. Rear: 35 feet, reducible by 5 feet where the lot abuts a private open space at least 20 feet deep in the development (Section 3.04.A.6.b-c, A.11). The projection and corner-clearance rules of Sections 28.10 and 28.03 apply as in every one family district.

R-80 — One Family Residential (R-80)

MHP — Mobile Home Park

No mobile home may sit closer than 110 feet from the centerline of any abutting public road, and 25 feet from all other perimeter property lines (Section 5.02.B). Inside the park, homes must keep 20 feet from another home's living space, 10 feet from a neighbor's parking space or a non-living accessory structure, 50 feet from a permanent building, 10 feet from an internal road edge, 7.5 feet from a parking bay, and 7 feet from a common walkway (Section 5.02.D).

RM-1 — Multiple Family Low Rise (RM-1)

Front and street-side setbacks from the road centerline: local 65 feet, collector 70, secondary 93, major 110, regional 125 or 152, cul-de-sac radius 95, freeway and private roads 35 (Section 6.04.C.2.a). Side and rear: 35 feet each (Section 6.04.C.2.b-c), rising to 50 feet where a project yard abuts an 86 foot or wider thoroughfare or a single family district (Section 6.05.C). Buildings must be separated per the spacing formula, never less than 30 feet apart (20 feet between two family structures) (Section 6.04.D). The Planning Department may shift up to 10 feet between opposite yards on interior yards (Section 6.04.C.6).

RM-2 — Multiple Family Low Rise (RM-2)

Same schedule as RM-1: centerline front setbacks of 65 to 152 feet by road class, side and rear yards of 35 feet rising to 50 feet against major thoroughfares or single family districts, and the building spacing formula with a 30 foot floor (Section 6.04.C-D; Section 6.05.C).

RM-3 — Multiple Family Mid and High Rise (RM-3)

Front setbacks scale with building height: the centerline distance (local 30 feet, collector 35, secondary 43, major 60, regional 75 or 102) plus the height of the building (Section 7.04.C.2.a). Side and rear project yards must equal the building height, never less than 50 feet; buildings must be spaced per the length-and-height formula, never closer than 30 feet (Section 7.04.D). Parking may occupy part of the front yard but not the first 50 feet (Section 7.04.C.2.a; Section 7.05.C).

O-1 — Business and Professional Office (O-1)

Front and street-side setbacks from the road centerline: local 65 feet, collector 70, secondary 78, major 95, regional 110 or 137, cul-de-sac 95, freeway and private roads 35 (Section 8.04.D.1). Side: 5 feet, or 20 feet where the wall facing the side lot line has windows or openings. Rear: 20 feet. No building may stand within 35 feet of a district boundary that abuts any residential district, and a 20 foot access drive to the rear yard is required (Section 8.04.D.2-3).

O-2 — Planned Office (O-2)

Front and street-side setbacks from the road centerline: local 65 feet, collector 70, secondary 78, major 95, regional 110 or 131, cul-de-sac radius 95, freeway and private roads 35 (Section 9.04.D.1). Side: 25 feet; no building within 50 feet of a residential district boundary. Rear: 40 feet; no building within 75 feet of a residential district boundary (Section 9.04.D.2-3).

O-3 — High Rise Office Commercial Service (O-3)

Front and street-side setbacks are the centerline distance plus the full height of the building: local 105 feet, collector 110, secondary 118, major 135, regional 150 or 177, freeway 76, private roads 75, each plus building height (Section 10.04.D.1). Side: 20 feet plus the height of each level above 35 feet; 50 feet plus that increment when abutting a residential district. Rear: 30 feet plus the increment; 50 feet plus it against residential (Section 10.04.E-F). Buildings must be separated by at least half the sum of their heights (Section 10.04.H).

C-1 — Local Convenience Business (C-1)

Front and street-side setbacks from the road centerline: local 65 feet, collector 70, secondary 78, major 95, regional 110 or 137, cul-de-sac radius 95, freeway and private roads 35 (Section 11.04.D.1). Side: 5 feet, or 15 feet where the facing wall has windows or openings. Rear: 30 feet. No building within 50 feet of a district boundary abutting any residential district (Section 11.04.D.2-3). Driveway approaches, but not driveways, may cross the required front yard, which must be landscaped (Section 11.04.D.1).

C-2 — Planned Comparison Business (C-2)

Front and street-side setbacks from the road centerline: local 105 feet, collector 110, secondary 118, major 135, regional 150 or 177, cul-de-sac 135, freeway and private roads 75 (Section 12.04.C.1). Parking may occupy the front yard up to 40 feet in from the building setback line, or up to 60 feet in commercially platted subdivisions on smaller streets (Section 12.04.C.1). Side: 25 feet, with corner lots holding front setbacks on both streets. Rear: 40 feet (Section 12.04.C.2-3). No building within 75 feet of a residential district boundary, buildings at least 30 feet apart, and no loading area within 50 feet of a rear line abutting residential (Section 12.05.A, D, F).

C-3 — General Business (C-3)

Front and street-side setbacks from the road centerline: local 65 feet, collector 70, secondary 78, major 95, regional 110 or 137, cul-de-sac radius 95, freeway and private roads 35 (Section 13.04.C.1). Parking is barred from the required front yard except in commercially platted subdivisions on smaller streets, where it may encroach up to 20 feet (Section 13.04.C.1). Side: 5 feet, or 15 feet where the facing wall has windows; 50 feet where the side lot line abuts a residential district. Rear: 35 feet, and no building within 75 feet of any residential district (Section 13.04.C.2-3). Buildings over 30 feet on major thoroughfares take larger height-scaled setbacks under Section 13.04.D.

C-4 — Multi Use (C-4)

Building setbacks from the road centerline, plus the height of the building above 30 feet: local 105 feet, collector 110, secondary 118, major 135, regional 150 or 177, freeway and private roads 75 (Section 14.04.C). Side: 20 feet plus the above-30-foot height increment, or 50 feet plus it against residential districts. Rear: 30 feet plus the increment, or 50 feet against residential (Section 14.04.D-E). Buildings must be spaced by the length-and-height formula, never closer than 30 feet (Section 14.04.F). Parking may occupy part of the front yard behind a landscaped strip set by the Section 14.05 centerline schedule.

P-1 — Vehicular Parking (P-1)

Front and street-side setbacks from the road centerline follow the same schedule as C-1: local 65 feet, collector 70, secondary 78, major 95, regional 110 or 137 (Section 15.04.D.1). Refer to Section 15.04.D for side and rear standards and screening next to residential.

O-R — Office Research (O-R)

Front and street-side setbacks from the road centerline: local 65 feet, collector 70, secondary 78, major 95, regional 110 or 137, freeway and private roads 35; parking is not allowed in the required front yard (Section 17.04.D.1). Side: 25 feet on one side and 100 feet total; no building within 75 feet of a residential district boundary. Rear: 75 feet; no building within 100 feet of a residential district boundary (Section 17.04.D.2-3).

TRO — Technical Research Office (TRO)

Front and street-side setbacks from the road centerline: local 65 feet, collector 70, secondary 78, regional 110 or 137, cul-de-sac radius 95, freeway and private roads 35 (Section 18.04.E.1). The published code lists the major-road figure as "5 feet", an apparent misprint (the parallel schedules read 95 feet); confirm with the Office of Planning. Side: 15 feet one side, 30 feet total; no building within 50 feet and no parking within 20 feet of a residential district boundary. Rear: 50 feet, with the same residential buffer (Section 18.04.F-G).

M-1 — Light Industrial (M-1)

The codified M-1 schedule does not restate a centerline table; it works from required front yards of 75 feet or 50 feet depending on the road, and lets a building up to 30 feet tall extend 40 feet into a 75 foot front yard or 15 feet into a 50 foot front yard (Section 19.04.D.1). Which front yard applies to a given street is not spelled out in the codified text, so confirm the applicable front yard with the Office of Planning. Side: 5 feet, or 15 feet where the facing wall has windows or openings; no building within 50 feet of a residential district boundary. Rear: 50 feet, with no building within 50 feet and no storage within 20 feet of a residential boundary (Section 19.04.D.2-3). Loading docks are barred from required front yards along 120 foot thoroughfares (Section 19.05.C).

M-2 — Heavy Industrial (M-2)

Like M-1, the codified M-2 schedule works from required front yards of 75 feet or 50 feet, letting a building up to 30 feet tall extend 40 feet into a 75 foot front yard or 15 feet into a 50 foot one; the street-by-street assignment is not restated in the code, so confirm with the Office of Planning (Section 20.04.D.1). Side: 15 feet along interior lot lines; no building within 50 feet and no storage or parking within 20 feet of a residential district boundary. Rear: 50 feet with the same residential buffer (Section 20.04.D.2-3).
