R-100 — One Family Residential (R-100)

An interior lot in R-100 needs at least 14,000 square feet, 100 feet of width, and 140 feet of depth. A corner lot needs 16,800 square feet and 120 feet of width, or 130 feet where one side abuts a major road (Section 3.04.A.1-4).

A new house needs at least 2,000 square feet of floor area and a minimum width of 24 feet across any elevation (Section 3.04.A.7; Section 28.08.D). With Planning Department approval, up to 15 percent of lots in a new plat may run up to 10 feet shallower, trading 2 feet of extra width for each foot of lost depth (Section 3.04.A.2).

R-90 — One Family Residential (R-90)

An interior lot in R-90 needs at least 11,700 square feet, 90 feet of width, and 130 feet of depth. A corner lot needs 14,300 square feet and 110 feet of width, or 120 feet where one side abuts a major road (Section 3.04.A.1-4). A new house needs at least 2,000 square feet of floor area (Section 3.04.A.7).

R-80 — One Family Residential (R-80)

An interior lot in R-80 needs at least 10,000 square feet, 80 feet of width, and 125 feet of depth. A corner lot needs 12,500 square feet and 100 feet of width, or 110 feet where one side abuts a major road (Section 3.04.A.1-4). A new house needs at least 1,800 square feet of floor area (Section 3.04.A.7).

R-70 — One Family Residential (R-70)

An interior lot in R-70 needs at least 8,400 square feet, 70 feet of width, and 120 feet of depth. A corner lot needs 10,800 square feet and 90 feet of width, or 100 feet where one side abuts a major road (Section 3.04.A.1-4). A new house needs at least 1,400 square feet of floor area (Section 3.04.A.7).

R-60 — One Family Residential (R-60)

An interior lot in R-60 needs at least 7,200 square feet, 60 feet of width, and 120 feet of depth. A corner lot needs 9,600 square feet and 80 feet of width, or 90 feet where one side abuts a major road (Section 3.04.A.1-4). A new house needs at least 1,000 square feet of floor area (Section 3.04.A.7).

R-2 — Two Family Residential (R-2)

A lot in R-2 needs at least 12,000 square feet, 100 feet of width, and 120 feet of depth (Section 4.04.A.1-2). Each dwelling unit needs at least 800 square feet of floor area (Section 4.04.A.5).

MHP — Mobile Home Park

A mobile home park needs a site of at least 15 acres (Section 5.03.A). Individual sites must average 5,500 square feet per mobile home; a single site may go as low as 4,400 square feet if the reduction is offset with dedicated open space (Section 5.02.A). Each mobile home needs at least 720 square feet of floor area, excluding porches and decks (Section 5.02.C).

RM-1 — Multiple Family Low Rise (RM-1)

Density in RM-1 is set as minimum gross site area per dwelling unit. Apartments: 5,450 square feet per 1-bedroom unit, 5,800 per 2-bedroom, 6,400 per 3-bedroom (elderly apartments 2,900 / 3,100 / 3,350). Multiplexes and townhouses: 4,850 / 5,100 / 5,600 square feet per unit (Section 6.04.A). No more than 8 units per building, except elderly housing (Section 6.04.A). A den, library, or extra room counts as a bedroom (Section 6.04.C.5).

Minimum floor area per unit: 600 square feet for an efficiency or 1-bedroom, 750 for 2-bedroom, 950 for 3-bedroom, 1,100 for 4-bedroom, with smaller elderly minimums (Section 6.04.C.3).

RM-2 — Multiple Family Low Rise (RM-2)

Density in RM-2 is set as minimum gross site area per dwelling unit. Apartments: 4,100 square feet per 1-bedroom unit, 4,600 per 2-bedroom, 5,100 per 3-bedroom (elderly apartments 2,175 / 2,290 / 2,420). Multiplexes and townhouses: 3,800 / 4,100 / 4,600 square feet per unit (Section 6.04.A). A den, library, or extra room counts as a bedroom (Section 6.04.C.5). Minimum floor areas per unit match RM-1: 600 to 1,100 square feet by bedroom count (Section 6.04.C.3).

RM-3 — Multiple Family Mid and High Rise (RM-3)

Density in RM-3 is 900 square feet of site area per efficiency unit, 1,200 per 1-bedroom, 1,800 per 2-bedroom, and 2,400 per 3-bedroom (Section 7.04.A). Minimum floor area per unit: 600 square feet for efficiency and 1-bedroom, 700 for 2-bedroom, 900 for 3-bedroom, 1,100 for 4-bedroom, with smaller elderly minimums (Section 7.04.C.3).

O-1 — Business and Professional Office (O-1)

A lot in O-1 needs at least 12,000 square feet and 80 feet of width (Section 8.04.A). A building needs at least 800 square feet of floor area (Section 8.04.C).

O-2 — Planned Office (O-2)

A lot in O-2 needs at least 1 acre and 100 feet of width (Section 9.04.A). A building needs at least 5,000 square feet of floor area (Section 9.04.C).

C-1 — Local Convenience Business (C-1)

A lot in C-1 needs at least 12,000 square feet and 80 feet of width (Section 11.04.A). A building needs at least 700 square feet of floor area (Section 11.04.C).

C-2 — Planned Comparison Business (C-2)

A C-2 site needs at least 8 acres and 300 feet of width; a development on a smaller parcel inside a contiguous 8 acre C-2 site requires review under an overall development plan (Section 12.04.A). The initial construction must be at least 20,000 square feet of floor area designed as a single architectural unit (Section 12.05.B).

C-3 — General Business (C-3)

The codified minimum lot area for C-3 reads "0,000 square feet", an apparent misprint in the published code; the surviving requirements are 100 feet of lot width (Section 13.04.A). The city has not published a corrected figure in the current codification, so confirm the required lot area for a C-3 project with the Office of Planning at 586-446-2360 before relying on a number.

C-4 — Multi Use (C-4)

A C-4 project development area needs at least 40 acres with a width-to-depth ratio no greater than 1 to 4; out-parcels must be integrated into the overall project development plan (Section 14.04.A).

P-1 — Vehicular Parking (P-1)

A P-1 lot needs at least 12,000 square feet and 80 feet of width; there is no minimum building floor area (Section 15.04.B-C).

O-R — Office Research (O-R)

A lot in O-R needs at least 40,000 square feet and 140 feet of width (Section 17.04.A). A building needs at least 5,000 square feet of floor area (Section 17.04.C).

TRO — Technical Research Office (TRO)

TRO has no minimum lot area or width, but lots must be at least 250 feet deep; there is no lot coverage cap or maximum building floor area (Section 18.04.A, C-D).

M-1 — Light Industrial (M-1)

A lot in M-1 needs at least 20,000 square feet, 100 feet of width, and 200 feet of depth (Section 19.04.A). A building needs at least 5,000 square feet of floor area (Section 19.04.C).

M-2 — Heavy Industrial (M-2)

A lot in M-2 needs at least 100 feet of width and 250 feet of depth; no minimum area is stated (Section 20.04.A). A building needs at least 10,000 square feet of floor area (Section 20.04.C).

PCD — Planned Center District (PCD)

A Planned Center District development needs a site of at least 100 acres under single ownership or control, with at least 500 feet of frontage on each of two roads with 120 foot rights-of-way (Section 21.01.A).
