R-100 — One Family Residential (R-100)

All buildings together may cover at most 30 percent of the lot (Section 3.04.A.8).

Separately, impervious and hard surfaces (driveways, paved parking, horseshoe drives) may cover at most 45 percent of the front yard (Section 3.04.A.14). A horseshoe driveway is allowed within that cap (Section 3.04.A.13), and on streets with a right-of-way of 86 feet or more one paved turn-around pad up to 200 square feet is allowed on top of the 45 percent (Section 3.04.A.14.b). New driveways must be concrete installed per Chapter 48 of the City Code and city engineering standards (Section 3.04.A.12).

R-90 — One Family Residential (R-90)

Maximum 30 percent building coverage, and at most 45 percent of the front yard in impervious or hard surface material, with the same horseshoe driveway and turn-around pad allowances as the other one family districts (Section 3.04.A.8, 13-14).

R-80 — One Family Residential (R-80)

Maximum 30 percent building coverage, and at most 45 percent of the front yard in impervious or hard surface material, with the horseshoe driveway and 200 square foot turn-around pad allowances of Section 3.04.A.13-14.

R-70 — One Family Residential (R-70)

Maximum 30 percent building coverage, and at most 45 percent of the front yard in impervious or hard surface material, with the horseshoe driveway and 200 square foot turn-around pad allowances of Section 3.04.A.13-14.

R-60 — One Family Residential (R-60)

Maximum 30 percent building coverage, and at most 45 percent of the front yard in impervious or hard surface material, with the horseshoe driveway and 200 square foot turn-around pad allowances of Section 3.04.A.13-14.

R-2 — Two Family Residential (R-2)

All buildings together may cover at most 30 percent of the lot (Section 4.04.A.6).

RM-1 — Multiple Family Low Rise (RM-1)

All buildings together may cover at most 30 percent of the site (Section 6.04.C.4).

RM-2 — Multiple Family Low Rise (RM-2)

All buildings together may cover at most 30 percent of the site (Section 6.04.C.4).

RM-3 — Multiple Family Mid and High Rise (RM-3)

O-3 — High Rise Office Commercial Service (O-3)

There is no minimum lot size (Section 10.04.A). Maximum lot coverage including accessory buildings is 35 percent, and landscaped area must be at least 10 percent of the site (Section 10.04.G; Section 10.05.C).

C-4 — Multi Use (C-4)
