R-A — Single Family Residence

In the single family residence districts, permitted uses include one-family dwellings, farms and farm buildings that comply with the chapter, accessory buildings and customary accessory uses, one private garage for each residential lot, and state-licensed family child care homes (Section 5.62).

R-T — Attached Single Family Residential

R-T is the attached single family residential district. It requires site plan review and permits one-family attached dwellings with at least three attached units as principal uses. City Council may allow detached one-family dwellings and attached dwellings with fewer than three units when the Article 6 findings are met. Article 6 also sets bedroom-based density, a 30 foot perimeter setback, a 25 foot / 2 story height cap within 150 feet of a perimeter lot line, a 35 foot / 3 story cap elsewhere, 400 square feet of landscaped open space per unit, and a 250 foot maximum attached-building length.

RM — Multiple Family Residential Low Rise

RM is the low-rise multiple family residential district. Article 7 requires site plan review for RM development, permits single-family uses, two-family dwellings, and multiple-family dwellings not over 2 stories, and sets bedroom-based land-area ratios for multiple-family dwellings. The Article 22 schedule lists a 2 acre development area and a 30 foot / 2 story height line.

RMM — Multiple Family Residential Medium Rise

RMM is the medium-rise multiple family district. Article 8 requires site plan review and permits multiple-family dwellings in structures between 3 and 6 stories, with accessory retail or service uses only where clearly accessory to the principal use. The schedule lists a 3 acre development area, 70 foot / 6 story maximum height, footnote (u) for land area per unit, and footnote (v) for several yards.

RMU — Multiple Family Residential High Rise

RMU is the high-rise multiple family district. Article 8 requires site plan review and permits multiple-family dwellings in structures 7 stories to unlimited height, provided yard requirements are satisfied. The schedule lists a 5 acre development area, footnote (u) for land area per unit, footnote (v) for several yards, and footnote (b) for unlimited height when yard requirements are met.

O-S — Office-Service

O-S accommodates executive, administrative, professional, and medical office uses, with site plan review. It is intended as a transition between corridors or commercial districts and single family residential areas.

ERO-M — Education-Research-Office-Limited

ERO-M accommodates administrative, professional, technical, education, research, and office uses, with a medium height limitation intended to preserve adjoining-area character.

ERO — Education-Research-Office

ERO accommodates education, research, and office uses and related occupant-serving uses. The district is not intended for general retail or activities with constant short-term public parking demand.

TV-R — Television-Radio-Office-Studio

TV-R permits radio and television transmitter towers, transmitters, office buildings and broadcasting studios of radio and television stations not exceeding 2 stories or 30 feet in height, data processing and computer centers, directly related uses, and off-street parking serving those facilities. The listed uses require City Council review and approval based on minimizing adverse effects on adjacent properties and the surrounding area.

NS — Neighborhood Shopping

NS serves local residential communities with convenience and comparison shopping, generally in concentrated developments with common parking at major thoroughfare intersections.

RS — Regional Shopping

RS provides large concentrations of comparison shopping, office, and service needs for a suburban regional market, adjacent to high-volume major thoroughfares.

RC — Regional Center

RC combines high-rise office, high-rise multiple family, hotels, motels, and secondary retail or service uses in a planned development with detailed site plan review.

B-1 — Neighborhood Business

B-1 provides day-to-day convenience shopping and service needs for adjacent residential areas and normally fronts on a major or secondary thoroughfare.

B-2 — Planned Business

B-2 serves convenience or comparison shoppers through integrated or planned clusters of establishments with common parking, generally at two major thoroughfares.

B-3 — General Business

B-3 provides sites for diversified business types along high-volume major thoroughfares and is intended to prohibit establishments requiring outdoor storage of goods and materials.

I-L — Light Industrial

I-L primarily accommodates wholesale activities, warehouses, research, and enclosed industrial operations whose external effects are restricted to the district.

I-1 — Industrial

I-1 permits manufacturing-related uses, enclosed research and pilot development, related general office, restaurants without drive-thrus, dark stores, ghost restaurants, data processing, and similar uses.
