R-1-C — One-Family Residential (R-1-C)

Maximum building height is 35 feet, with at least 14 feet between dwelling units (Section 3.5.D).

R-2 — Two-Family Residential (R-2)

Maximum building height is 2 stories, not to exceed 35 feet (Section 3.6.D).

R-3 — Multiple-Family Residential Low Rise (R-3)

Maximum height in R-3 through R-7 is 2 stories, not to exceed 35 feet (Section 3.7.D). No building face may run longer than 180 feet without Planning Commission approval of conforming architecture (Section 3.31.A.4).

R-8 — Multiple-Family Residential Low Rise (R-8)

Maximum height in R-8 through R-12 is 3 stories, not to exceed 40 feet (Section 3.8.D), one story taller than the R-3 to R-7 group.

MHP — Mobile Home Park

Service buildings and permitted office structures are capped at 2 stories, not to exceed 25 feet (Section 3.9.D).

HMR — High and Mid-Rise

Maximum building height is 50 feet (Section 3.10.D). Off-street parking, drives, and maneuvering lanes may not cover more than 30 percent of any required minimum yard (Section 3.32.H.2).

O-1 — Professional Office (O-1)

Maximum height is 1 story, not to exceed 18 feet, except as provided in Section 3.38.C (Section 3.11.E).

O-2 — Service Office (O-2)

C-1 — Local Retail Business (C-1)

C-2 — Linear Retail Business (C-2)

Maximum height is 2 stories, not to exceed 25 feet, except as provided in Section 3.38.C (Section 3.14.E).

C-3 — Shopping Center Business (C-3)

Maximum height is 2 stories, not to exceed 35 feet, except as provided in Section 3.38.C (Section 3.15.E).

C-4 — General Business (C-4)

Maximum height is 2 stories, not to exceed 35 feet, except as provided in Section 3.38.C (Section 3.16.E).

C-5 — Multi-Use (C-5)

Buildings must be at least 2 stories (not exceeding 30 feet minimum height) and may rise to a maximum of 200 feet (Section 3.17.E).

C-6 — Shelby Center (C-6)

One- and two-family buildings: 2 stories, up to 35 feet. Multiple-family and non-residential buildings: 5 stories, up to 65 feet, but any structure within 200 feet of a residential district is capped at 35 feet (Section 3.18.I.2; Section 3.18.J.3).

L-M — Light Manufacturing (L-M)

Maximum height is 35 feet, except as provided in Section 3.38.C (Section 3.19.D). Buildings on the same site must be at least 40 feet apart (Section 3.34.B.3).

H-M — Heavy Manufacturing (H-M)

Maximum height is 3 stories, not to exceed 40 feet, except as provided in Section 3.38.C (Section 3.20.D).

REC — Recreation

Maximum height is 2 stories, not to exceed 35 feet (Section 3.21.D). Lot area and coverage have no fixed numbers; the site must be large enough for the facility, parking, and open space per Section 3.35.A.
