RA — Residential Acreage

Maximum 35 feet or 2.5 stories, whichever is less (Section 3.1.1.D). Height limits do not apply to farm buildings, chimneys, church spires, flagpoles, commercial wireless transmission towers, or public monuments, though such a structure may not be taller than its distance to the nearest property line (Section 3.35.3). Buildings sheltering horses or livestock must sit at least 100 feet from exterior property lines, and taller farm buildings need yards increased 1 foot per foot of extra height (Section 4.8.4).

R-1 — One-Family Residential (R-1)

Maximum 35 feet or 2.5 stories, whichever is less (Section 3.1.2.D).

R-2 — One-Family Residential (R-2)

Maximum 35 feet or 2.5 stories, whichever is less (Section 3.1.3.D).

R-3 — One-Family Residential (R-3)

Maximum 35 feet or 2.5 stories, whichever is less (Section 3.1.4.D).

R-4 — One-Family Residential (R-4)

Maximum 35 feet or 2.5 stories, whichever is less (Section 3.1.5.D).

RT — Two-Family Residential

Maximum 35 feet or 2.5 stories, whichever is less (Section 3.1.6.D).

RM-1 — Low-Density, Low-Rise Multiple-Family

Maximum 35 feet or 2 stories, whichever is less (Section 3.1.7.D).

RM-2 — High-Density, Mid-Rise Multiple-Family

Maximum 65 feet or 5 stories, whichever is less (Section 3.1.8.D).

MH — Mobile Home District

Maximum 25 feet or 1.5 stories, whichever is less, for any building or structure in a mobile home park (Section 3.9.4; Section 3.1.9.D).

B-1 — Local Business

Maximum 25 feet or 1 story, whichever is less (Section 3.1.10.D).

B-2 — Community Business

Base maximum: 30 feet or 2 stories, whichever is less (Section 3.1.11.D). Height may increase to 42 feet (up to 3 stories) for a development that does not abut a residential district, and to 52 feet (up to 4 stories) where the site also has freeway frontage and meets minimum building and parking setbacks (Section 3.10.2.A). Uncovered rooftop restaurant seating above the second floor needs City Council approval (Section 3.10.2.B). Note that Section 3.10.2.B separately restates a 2-story cap that sits in tension with the Section 3.10.2.A height bonuses; the ordinance carries both provisions.

B-3 — General Business

Maximum 30 feet (Section 3.1.12.D). The district page states the limit in feet only, without a story count.

FS — Freeway Service

Maximum 25 feet or 1 story, whichever is less (Section 3.1.17.D).

I-1 — Light Industrial

Maximum 40 feet (Section 3.1.18.D). Within 1,200 feet of a limited access freeway right-of-way and not adjacent to residentially zoned property, buildings may reach 65 feet with all setbacks increased 2 feet per foot of extra height; in I-1 that bonus applies only to office, research and development, and data processing buildings without a substantial manufacturing or warehousing component (Section 3.6.2.O).

I-2 — General Industrial

Maximum 60 feet (Section 3.1.19.D). Near-freeway office and research buildings can reach 65 feet under the conditions of Section 3.6.2.O.

NCC — Non-Center Commercial

Maximum 25 feet or 2 stories, whichever is less (Section 3.1.20.D).

OSC — Office Service Commercial

Maximum 65 feet or 5 stories, whichever is less (Section 3.1.22.D).

OST — Office Service Technology

Maximum 46 feet or 3 stories, whichever is less (Section 3.1.23.D). The Section 3.6.2.O freeway height bonus does not apply in OST; its applicability list covers only the RC, I-1, and I-2 districts.

RC — Regional Center

Maximum 45 feet or 3 stories, whichever is less (Section 3.1.24.D).

TC — Town Center

Maximum 65 feet or 5 stories, whichever is less (Section 3.27.1.B; Section 3.1.25.D).

TC-1 — Town Center 1

Maximum 65 feet or 5 stories, whichever is less, with exceptions and additional requirements for TC-1 in Section 3.27.2.A (Section 3.1.26.D).
