R-2-L — Residential Multiple-Family Low Density (R-2-L)

Multiple-family dwellings need 2.5 spaces per unit plus 1 additional space per unit in designated off-street visitor parking areas, with visitor parking distributed evenly through the development (Sec. 10.0323.C.1.b, as written). All parking areas must be curbed, drained, and hard surfaced under Chapter 14 of the Code of Ordinances, and parking lots may not sit in any front yard setback (Sec. 10.0323.E).

R-2 — Residential Multiple-Family Medium Density (R-2)

Multiple-family dwellings need 2.5 spaces per unit plus 1 additional visitor space per unit in designated areas, evenly distributed (Sec. 10.0323.C.1.b). Parking must be curbed and hard surfaced, and may not occupy any front yard setback (Sec. 10.0323.E).

R-2-H — Residential Multiple-Family High Density (R-2-H)

Multiple-family dwellings need 2.5 spaces per unit plus 1 visitor space per unit in designated, evenly distributed areas (Sec. 10.0323.C.1.b). Parking must be curbed and hard surfaced and stay out of front yard setbacks (Sec. 10.0323.E).

R-3 — Residential Mobile Home Park (R-3)

The district article requires 2 hard-surfaced spaces per mobile home lot plus one-half space per lot in a common visitor area (Sec. 10.1103.A). The general parking schedule separately lists mobile homes at 2.5 spaces per unit plus 1 visitor space per unit (Sec. 10.0323.C.1.b). The two provisions do not match; the district article is the more specific and is the number stated here, but confirm with the Planning Department which controls for a new park.

O-1 — Office Low Rise (O-1)

Business and professional offices need 1 space per 200 square feet of gross floor area. Medical, dental, and veterinary clinics and doctors' or dentists' offices need 1 space per 150 square feet with a minimum of 5 spaces. Banks need 1 space per 150 square feet plus 6 stacking spaces for the first drive-through window, 3 per additional window, and 2 per drive-through ATM (Sec. 10.0323.C.4). Fractional results round up to a full space (Sec. 10.0323.B.8).

C-2 — General Commercial (C-2)

Key C-2 ratios from the parking schedule (Sec. 10.0323.C.5): retail stores 1 space per 200 square feet with a minimum of 5; dining room restaurants 1 per 75 square feet with a minimum of 10; fast food 1 per 75 square feet; bars and lounges 1 per 75 square feet; carry-out restaurants 1 per employee plus 1 per 20 square feet of order-waiting area; furniture and appliance stores 1 per 800 square feet plus 1 per 2 processing employees; beauty and barber shops 3 spaces for the first two chairs plus 1.5 per additional chair, or 1 per 75 square feet, whichever is less; gas stations 1 per pump plus 3 per service bay plus 1 per employee plus 1 per 200 square feet of retail; supermarkets fall under retail. Drive-through uses add 6 waiting spaces per window in a dedicated 10 foot lane with a 10 foot bypass (Sec. 10.0323.B.10).

C-4 — General Highway Commercial (C-4)

Auto-oriented ratios from the schedule (Sec. 10.0323.C.5.a): auto repair and collision shops 1 space per 100 square feet of gross building area; quick oil change 3 spaces per bay plus 1 per 200 square feet of retail; vehicle dealerships 1 per 300 square feet of indoor display plus 1 per 200 square feet of office plus 3 per service bay; gas stations 1 per pump plus 3 per service bay plus 1 per employee plus 1 per 200 square feet of retail; hotels and motels 1 per room plus 1 per employee plus 1 per 75 square feet of bar, dining, and meeting space; high speed automatic car washes 1 per employee plus 20 stacking spaces per bay with a 50 foot drying lane.

MTC — Traditional Neighborhood Development (Macomb Town Center)

MTC parking starts from the Sec. 10.0323 ratios and layers town-center standards on top (Sec. 10.2514): parking lots go behind buildings, shared parking may cut the requirement by 10 to 50 percent on an approved parking analysis (Township Board has final authority), on-street spaces within 750 feet of the entrance may count toward the requirement, and tandem parking is allowed only at a residential unit's garage. Projecting signs, prohibited everywhere else in the township, are allowed in the TND district at up to 20 square feet per face (Code of Ordinances Sec. 20-6). Confirm parking counts for an MTC project against Sec. 10.2514 with the Planning Department.

All districts

A one-family dwelling needs 2 off-street spaces per unit (Sec. 10.0323.C.1.a). Nonresidential parking must sit within 300 feet of the use it serves, be curbed, drained, and hard surfaced under Chapter 14 of the Code of Ordinances, stay out of front yard setbacks, and standard stalls run 10 by 20 feet (parallel spaces 10 by 25 feet) with maneuvering-lane widths set by parking pattern (Sec. 10.0323.B.6; Sec. 10.0323.E.1.b). Fractional space counts round up (Sec. 10.0323.B.8).

For single-family driveways: driveways, parking pads, and walks between the house's rear elevation and the front lot line keep a 3.5 foot setback from any side lot line where the side yard requirement is 7 feet 6 inches or more, and 3 feet where it is less (Sec. 10.0311.D.3). Driveways may cross the front setback but may not run parallel to the street within it, must cross at no less than 75 degrees, and circle drives keep 8 feet between drive and front lot line (Sec. 10.0323.E.21). Only an operable passenger vehicle on a driveway may park in a required front yard (Sec. 10.0318). Recreational boats, RVs, and their trailers may not park in a residential driveway for more than 24 hours, and storage beyond 24 hours is barred from front and side yards (Sec. 10.0338). Unlicensed motor vehicles may not be kept in residential districts (Sec. 10.0337).
