AG — Agricultural

A residential lot in AG needs at least 43,560 square feet (1 acre), with 200 feet of width for interior lots and 225 feet for corner lots, and 218 feet of depth (230 feet where the rear lot line abuts a public road right-of-way) (Sec. 10.0404.A). Lot depth may not exceed 4 times the width, and area is measured excluding the proposed right-of-way shown in the Master Thoroughfare Plan. Acreage parcels of 10 acres or more need at least 300 feet of width and depth, and any road frontage created must be at least 300 contiguous feet (Sec. 10.0404.A.6).

A new building, residential or nonresidential, needs at least 2,000 square feet of floor area except accessory buildings (Sec. 10.0404.C). Farming itself requires at least 5 acres (Sec. 10.0402.A.3).

R-1-S — Residential One-Family Suburban (R-1-S)

A residential lot in R-1-S needs at least 30,000 square feet, at least 100 feet of width and 300 feet of depth, with depth no more than 4 times the width (Sec. 10.0504.A). The stated 100 foot width with 300 foot minimum depth is the section as written; confirm the depth reading with the township for narrow parcels. Acreage parcels of 10 acres or more need 300 feet of width and depth, and new road frontage must be at least 300 contiguous feet (Sec. 10.0504.B). Area excludes proposed right-of-way from the Master Thoroughfare Plan.

A new house needs at least 1,200 square feet of floor area (Sec. 10.0504.D).

R-1-E — Residential Estate One-Family (R-1-E)

Minimum lot area in R-1-E steps down with utilities (Sec. 10.0604.A): 40,000 square feet where public water and sewer are not available, 21,780 square feet where public sanitary sewer is available, and 15,000 square feet where both water and sewer serve the lot. Width is at least 100 feet and depth at least 120 feet (140 feet where the rear lot line abuts a public road right-of-way), with depth no more than 4 times width. Where both water and sewer are available, lot yield may not exceed 2 units per acre.

A new house needs at least 1,200 square feet of floor area (Sec. 10.0604.D).

R-1 — Residential Urban One-Family (R-1)

Minimum lot size in R-1 depends on utilities (Sec. 10.0704.A). No public water or sewer: 40,000 square feet, 116 feet wide, 140 feet deep. Sanitary sewer only: 14,520 square feet, 80 feet wide, 140 feet deep. Public water and sewer: 8,400 square feet, 70 feet wide for interior lots and 90 feet for corner lots, 120 feet deep (140 feet where the rear line abuts a public road). Depth may not exceed 4 times width, and with both utilities the lot yield of a parcel being divided is capped at 3 units per acre.

A new building needs at least 1,200 square feet of floor area except accessory buildings (Sec. 10.0704.C). Township-wide, a one-story house needs 1,200 square feet and a 1.5 or 2 story house needs a first floor of at least 840 square feet, with every elevation at least 24 feet wide (Sec. 10.0327).

R-2-L — Residential Multiple-Family Low Density (R-2-L)

A multiple-family site in R-2-L needs 7,500 square feet of gross site area per dwelling unit, computed excluding public road right-of-way and floodway (Sec. 10.0805), on a parcel of at least 5 acres with 300 feet of width and depth and depth no more than 3 times width (Sec. 10.0806.A). Minimum building floor area is 800 square feet (Sec. 10.0806.C, stated per building without a per-unit breakdown; confirm unit-level expectations with the township).

R-2 — Residential Multiple-Family Medium Density (R-2)

A multiple-family site in R-2 needs 5,000 square feet of gross site area per dwelling unit, excluding road right-of-way and floodway (Sec. 10.0905), on a parcel of at least 5 acres with 300 feet of width and depth (Sec. 10.0906.A). Minimum building floor area is 750 square feet (Sec. 10.0906.C).

R-2-H — Residential Multiple-Family High Density (R-2-H)

A high-rise multiple-family site in R-2-H needs 3,500 square feet of gross site area per dwelling unit, excluding road right-of-way and floodway (Sec. 10.1005), on a parcel of at least 10 acres with 500 feet of width and depth (Sec. 10.1006.A). Minimum building floor area is 600 square feet (Sec. 10.1006.C).

R-3 — Residential Mobile Home Park (R-3)

A mobile home park needs at least 20 acres, with 300 feet of minimum width and depth, and the first 20 acres must be fully developed before the first home is occupied (Sec. 10.1103.B; Sec. 10.1104.A). Density is capped at 8 units per acre exclusive of abutting road right-of-way (Sec. 10.1104.B). Each mobile home site needs at least 4,000 square feet, at least 42 feet wide, and a home may occupy no more than 25 percent of its site (Sec. 10.1104.C). A mobile home itself needs at least 720 square feet (Sec. 10.1102.B). Recreation space of at least 8 percent of the park area is required (Sec. 10.1104.D).

CF — Community Facilities

A CF parcel needs at least 1 acre, with 150 feet of width and 250 feet of depth, depth no more than 3 times width, measured excluding proposed right-of-way (Sec. 10.1205.A). Minimum building floor area is 800 square feet (Sec. 10.1205.C).

O-1 — Office Low Rise (O-1)

An O-1 parcel needs at least 15,000 square feet, with 100 feet of width and 150 feet of depth, depth no more than 3 times width (Sec. 10.1305.A). Minimum building floor area is 800 square feet (Sec. 10.1305.C).

O-2 — Office High Rise (O-2)

An O-2 parcel needs at least 5 acres, with 300 feet of width and depth (Sec. 10.1405.A). Minimum building floor area is 5,000 square feet (Sec. 10.1405.C).

C-1 — Local Commercial (C-1)

A C-1 parcel needs at least 16,500 square feet, with 100 feet of width and 165 feet of depth, depth no more than 3 times width (Sec. 10.1505.A). Minimum building floor area is 700 square feet (Sec. 10.1505.C).

C-2 — General Commercial (C-2)

A C-2 parcel needs at least 40,000 square feet, with 200 feet of width and depth, depth no more than 3 times width; parcels existing at adoption that fall short are allowed but must meet all other development conditions (Sec. 10.1605.A). Minimum building floor area is 700 square feet (Sec. 10.1605.C).

C-3 — Commercial Shopping Center (C-3)

A C-3 parcel needs at least 5 acres with 300 feet of width and depth (Sec. 10.1705.A). A shopping center must be built to an overall plan as a single architectural unit with at least 50,000 square feet of initial floor area and at least 3 of the article's permitted or special land uses (Sec. 10.1706.A). Minimum building floor area is 700 square feet (Sec. 10.1705.C).

C-4 — General Highway Commercial (C-4)

A C-4 parcel needs at least 40,000 square feet with 200 feet of width and depth, depth no more than 3 times width (Sec. 10.1805.A). Minimum building floor area is 700 square feet (Sec. 10.1805.C).

WH — Warehouse

A WH parcel needs at least 5 acres with 300 feet of width and depth, depth no more than 3 times width (Sec. 10.1906.A). Minimum building floor area is 700 square feet (Sec. 10.1906.C).

MR — Industrial Research (MR)

An MR parcel needs 2 acres for acreage parcels or 1 acre for platted lots, with 150 feet of width and 250 feet of depth, depth no more than 3 times width (Sec. 10.2007.A). Minimum building floor area is 700 square feet (Sec. 10.2007.C).

M-1 — Light Industrial (M-1)

An M-1 property needs 2 acres for acreage parcels or 1 acre for subdivided lots or units, with 150 feet of width and 250 feet of depth, depth no more than 3 times width, excluding proposed right-of-way (Sec. 10.2106.A). Minimum principal building floor area is 700 square feet (Sec. 10.2106.C). An industrial park needs at least 10 acres (Sec. 10.2105.A).

M-2 — Heavy Industrial (M-2)

An M-2 parcel needs 2 acres for acreage parcels or 1 acre for subdivided lots, with 200 feet of width and 300 feet of depth, depth no more than 3 times width (Sec. 10.2204.A). Minimum building floor area is 700 square feet (Sec. 10.2204.C). An M-2 industrial park needs at least 20 acres with 2 acre minimum lots (Sec. 10.2202.C).

SLD — Special Land Development

Parcel area in SLD is set by each use's own requirement (40 acres mining, 10 acres crushing or plants, 20 acres incinerators), with 500 feet of minimum width and depth in all cases (Sec. 10.2304.A). Maximum lot coverage is 50 percent (Sec. 10.2304.E).

FLX — Flex Use District (FLX)

FLX has no dimensional table of its own: a use follows the site limitations of the district where that use is normally permitted, and where limitations conflict, the most stringent requirement applies (Sec. 10.2705). So a retail building in FLX carries the C-2 numbers, an apartment project carries the R-2 numbers, and so on.

All districts

A single-family dwelling may be built on an officially platted and recorded lot that is smaller or narrower than the current minimums, provided the structure meets all other requirements (Sec. 10.0311.B.2.a-b); on recorded lots under 70 feet wide the required side yards shrink 6 inches per foot of deficiency, but never below 4 feet each and 13 feet combined (Sec. 10.0311.D.1). Recorded lots less than 110 feet deep or platted with an express 30 foot front setback get up to a 5 foot rear-yard reduction, never below 30 feet (Sec. 10.0311.E).

House size minimums apply township-wide: one-story houses at least 1,200 square feet, 1.5 and 2 story houses a first floor of at least 840 square feet, and every elevation at least 24 feet wide (Sec. 10.0327). L-shaped and odd parcels are restricted, and lot width is measured at the building line with the frontage at least 80 percent of required width except on cul-de-sac bulbs (Sec. 10.0311.A.2).
