AG — Agricultural

All structures together may cover at most 30 percent of the lot. Decks and swimming pools, above ground or in ground, are exempt from the 30 percent coverage cap (Sec. 10.0404.E). Buildings on the same parcel keep 70 feet between them (Sec. 10.0404.F).

R-1-S — Residential One-Family Suburban (R-1-S)

All structures together may cover at most 30 percent of the lot; decks and swimming pools are exempt from the cap (Sec. 10.0504.F).

R-1-E — Residential Estate One-Family (R-1-E)

All structures together may cover at most 30 percent of the lot; decks and swimming pools are exempt (Sec. 10.0604.F).

R-1 — Residential Urban One-Family (R-1)

All structures together may cover at most 35 percent of the lot in R-1 (Sec. 10.0704.E). The exemption sentence still says decks and swimming pools are exempt from the thirty percent coverage requirement, a leftover from an older cap; the operative R-1 number is 35 percent and decks and pools are exempt from it.

R-2-L — Residential Multiple-Family Low Density (R-2-L)

Maximum lot coverage is 25 percent (Sec. 10.0806.E).

R-2 — Residential Multiple-Family Medium Density (R-2)

Maximum lot coverage is 25 percent (Sec. 10.0906.E).

R-2-H — Residential Multiple-Family High Density (R-2-H)

Maximum lot coverage is 15 percent (Sec. 10.1006.E).

CF — Community Facilities

Maximum lot coverage is 30 percent, with buildings at least 25 feet apart (Sec. 10.1205.E-F).

O-1 — Office Low Rise (O-1)

Maximum lot coverage is 30 percent (Sec. 10.1305.E).

O-2 — Office High Rise (O-2)

C-1 — Local Commercial (C-1)

C-1 has no numeric coverage percentage. Coverage is governed by meeting the required setbacks plus the structure, parking, servicing, and driveway areas, and no parking area may throw headlight glare into an adjacent residential district that planting or fencing cannot correct (Sec. 10.1505.E).

C-2 — General Commercial (C-2)

No numeric coverage percentage; lot coverage is governed by the required setbacks plus structure, parking, servicing, and driveway areas, with the headlight glare limitation toward residential districts (Sec. 10.1605.E).

C-3 — Commercial Shopping Center (C-3)

No numeric coverage percentage; coverage is governed by required setbacks plus structure, parking, servicing, and driveway areas, with the headlight glare limitation toward residential districts (Sec. 10.1705.E). Outdoor storage and display of merchandise is prohibited except minor day-to-day display behind all setback lines (Sec. 10.1705.K.8).

C-4 — General Highway Commercial (C-4)

No numeric coverage percentage; coverage is governed by required setbacks plus structure, parking, servicing, and driveway areas, with the headlight glare limitation (Sec. 10.1805.E). Outdoor storage and display of merchandise is prohibited except minor day-to-day display behind setback lines (Sec. 10.1805.K.6).

WH — Warehouse

Maximum lot coverage is 50 percent (Sec. 10.1906.E).

MR — Industrial Research (MR)

Maximum lot coverage is 50 percent (Sec. 10.2007.E). Performance standards cap noise at 60 decibels at the site line, restrict smoke to Ringelmann No. 2, limit vibration to 0.003 inch displacement at the site line, and prohibit explosives storage (Sec. 10.2007.L).

M-1 — Light Industrial (M-1)

The 2019 rewrite of Article XXI (Ord. No. 10-66) includes no maximum lot coverage line for M-1; the site is controlled by setbacks, the 30 foot residential buffer, parking, and storm water standards instead (Sec. 10.2106). Performance standards cap noise at 65 decibels at any property line, restrict smoke to Ringelmann No. 2, and require all activity indoors except delivery vehicles and approved outdoor storage (Sec. 10.2106.H).

M-2 — Heavy Industrial (M-2)

Like M-1, the 2019 rewrite of Article XXII includes no maximum lot coverage line for M-2; setbacks, the residential buffer, outdoor storage rules, and performance standards control the site instead (Sec. 10.2204). Outdoor storage above 1,000 square feet needs special land use approval and a 6 to 8 foot enclosure (Sec. 10.2204.G.7).
