What the Macomb Township zoning ordinance says about building height, district by district. Section numbers link to the official ordinance.

AG — Agricultural

Maximum 2 stories and 35 feet, except farm and essential service structures, provided the parcel has at least 200 feet of street frontage. If the parcel has less than 200 feet of frontage, the maximum height is 25 feet (Sec. 10.0404.B). Chimneys, spires, flagpoles, antennas, and similar appendages are exempt from height limits township-wide (Sec. 10.0311.B.1).

R-1-S — Residential One-Family Suburban (R-1-S)

The height text is layered: 2 stories or 30 feet where the parcel has at least 100 feet of street frontage; otherwise the maximum drops to 28 feet where the parcel is at least 70 feet wide at the building line, and to 25 feet where it is narrower or has under 100 feet of frontage (Sec. 10.0504.C, as written; the sentence structure is tangled in the ordinance itself, so confirm any edge case with the Building Department). The first floor may sit no more than 5 feet above the lowest top of curb on the adjacent road, and higher first floors are not approved to create basement walkouts or taller ceilings (Sec. 10.0504.C).

R-1-E — Residential Estate One-Family (R-1-E)

Maximum 2 stories or 30 feet where the parcel has at least 80 feet of street frontage; below 80 feet of frontage the cap is 28 feet, and where the parcel is under 70 feet wide at the building line it is 25 feet (Sec. 10.0604.C, as written). The first floor may sit no more than 5 feet above the lowest top of curb on the adjacent road, and higher first floors are not approved for basement walkouts, daylight windows, or extra ceiling height (Sec. 10.0604.C).

R-1 — Residential Urban One-Family (R-1)

Maximum 2 stories and 28 feet where the parcel is at least 70 feet wide at the building line; 25 feet where it is narrower (Sec. 10.0704.B). The first floor may sit no more than 5 feet above the lowest top of curb on the adjacent road (lowest centerline elevation where there is no curb), and a higher first floor is never approved to create basement walkouts, daylight windows, or taller ceilings (Sec. 10.0704.B.3). Note that the general lot grade section states a 6 foot figure for R-1-E and R-1 (Sec. 10.0314.C, 2017) while the district article states 5 feet (2022 amendment); the district article is newer, so treat 5 feet as the working number and confirm with the township.

R-2-L — Residential Multiple-Family Low Density (R-2-L)

Maximum 2 stories and 25 feet (Sec. 10.0806.B).

R-2 — Residential Multiple-Family Medium Density (R-2)

Maximum 2 stories and 25 feet (Sec. 10.0906.B).

R-2-H — Residential Multiple-Family High Density (R-2-H)

R-2-H sets both a maximum and a minimum: 10 stories and 100 feet maximum, 4 stories and 40 feet minimum (Sec. 10.1006.B). A building shorter than 4 stories does not meet the district standard.

R-3 — Residential Mobile Home Park (R-3)

No building in a mobile home park may exceed 2 stories or 25 feet (Sec. 10.1103.E).

CF — Community Facilities

Maximum 2 stories and 25 feet (Sec. 10.1205.B).

O-1 — Office Low Rise (O-1)

Maximum 2 stories and 25 feet (Sec. 10.1305.B).

O-2 — Office High Rise (O-2)

Maximum 10 stories and 100 feet (Sec. 10.1405.B). Roof-mounted equipment must be screened by the roof line (Sec. 10.1405.N).

C-1 — Local Commercial (C-1)

Maximum 2 stories and 25 feet (Sec. 10.1505.B).

C-2 — General Commercial (C-2)

Maximum 2 stories and 25 feet (Sec. 10.1605.B).

C-3 — Commercial Shopping Center (C-3)

Maximum 2.5 stories and 35 feet (Sec. 10.1705.B).

C-4 — General Highway Commercial (C-4)

Maximum 2 stories and 25 feet (Sec. 10.1805.B).

WH — Warehouse

Maximum 2.5 stories and 35 feet (Sec. 10.1906.B). All buildings must have masonry or other fire-resistant exterior construction (Sec. 10.1906.K.3).

MR — Industrial Research (MR)

Maximum 2 stories and 35 feet (Sec. 10.2007.B). Buildings must be masonry or other fire-resistant construction (Sec. 10.2007.K.3).

M-1 — Light Industrial (M-1)

Maximum 2.5 stories and 45 feet (Sec. 10.2106.B). Buildings must have masonry or other fire-resistant exteriors (Sec. 10.2106.G.3).

M-2 — Heavy Industrial (M-2)

Maximum 2.5 stories and 45 feet (Sec. 10.2204.B). Buildings must have masonry or other fire-resistant exteriors (Sec. 10.2204.G.3).

FLX — Flex Use District (FLX)

Whatever the underlying use district would allow, no use in FLX may exceed 4 stories (Sec. 10.2705).

All districts

District height limits do not apply to parapet walls up to 3 feet, chimneys, smokestacks, church spires, flagpoles, radio and TV towers, masts and aerials, mechanical penthouses, and water tanks, provided all other ordinance requirements are met (Sec. 10.0311.B.1). Accessory building height is measured to the average height between eaves and ridge for gable, hip, and gambrel roofs (Sec. 10.0331.5, footnote 3).
