Detached accessory buildings go in the rear yard only (Sec. 10.0331.2). Buildings under 150 square feet stay 10 feet from the house and 5 feet from side and rear lines; garages, pool houses, sheds, and other larger accessory buildings stay 10 feet from the house and 7.5 feet from side and rear lines. Nothing goes in a utility easement or right-of-way, and grading may not change drainage patterns (Sec. 10.0331.3). Corner lots hold the front setback from both streets (Sec. 10.0331.4).
In AG, R-1-S, R-1-E, and R-1 the size table (Sec. 10.0331.5) allows per parcel: up to 10,000 square feet of lot, one 900 square foot garage plus one 150 square foot accessory building (12 foot height); 10,001 to 20,000 square feet, 900 plus 400 (12 feet); 20,001 square feet to 1 acre, 900 plus 900 (14 feet); 1.01 to 2 acres, 900 plus two buildings totaling 1,400 (16 feet); 2.01 to 3 acres, 1,800 total (16 feet); 3.01 to 4.99 acres, 2,400 (16 feet); 5 acres and up, 3,000 (22 feet). Houses over 3,000 square feet may have an attached garage of 30 percent of the house floor area, capped at 1,200 square feet. Second-story floor area does not count toward the allowance.
All freestanding rear-yard buildings sit on a rat wall at least 4 inches wide and 24 inches deep with a 4 inch slab (Sec. 10.0311.E.6.d). Buildings under 80 square feet and no taller than 10 feet skip the building permit but still meet setbacks (Sec. 10.0331.12). Shipping containers and truck trailers are never accessory buildings (Sec. 10.0331.8). Covered patios, gazebos, pergolas, and pavilions are separately allowed at up to 12 feet high, do not count against the accessory building allowance, but do count toward lot coverage (Sec. 10.0356).
