Setbacks in Ferndale, MI

What the Ferndale zoning ordinance says about setbacks, district by district. Section numbers link to the official ordinance.

R-1 — Residential

Front: 15 feet minimum, but the contextual rule controls on built-out blocks. Where 50 percent or more of the block frontage is built, the front setback must fall within 5 feet, plus or minus, of the average setback of the five adjacent lots in each direction, dropping the greatest and least values (Section 2.06 footnote D).
