Parking minimums live in the Off-Street Parking Manual, adopted through Section 7.07.A of the zoning code. The residential number is 1 space per dwelling unit, from single-unit homes through multiple-unit buildings. An accessory dwelling requires zero spaces (Parking Manual). An applicant may deviate from the minimums with a parking study reviewed by the CED Director (Section 7.07.A).
- Exempt from minimums: non-residential projects in the CBD, affordable housing units, and businesses with an occupancy of 30 or fewer when not a special land use (Section 7.07.B).
- Maximum parking: at most 110 percent of the minimum. One- to four-unit dwellings are exempt from the cap (Section 7.11).
- Driveways: asphalt, concrete, or pervious pavement, with reinforced grass strips allowed alongside. Parking on the lawn is prohibited. Circular front driveways are prohibited. A driveway may be at most 3 feet wider than the garage opening on each side; without a garage, the parking area may cover at most 50 percent of the front yard and may not sit directly in front of the house (Section 7.03).
- A standard space is 9 by 20 feet.
- Commercial samples from the Parking Manual: office 1 per 400 square feet plus 1 per employee; retail 1 per 300 square feet plus 1 per employee; full-service restaurant 1 per 4 seats plus 1 per employee; bar 1 per 2 seats plus 1 per employee.
