Pembroke Pines has a dedicated accessory dwelling unit (ADU) ordinance. An ADU is permitted only as accessory to a single-family dwelling (not to a two-family, multifamily, or mobile home dwelling), limited to one per lot, and may be attached (for example a downstairs apartment) or detached (for example above a garage or a guesthouse); an attached ADU needs an operative interconnecting door and principal access only from the side or rear yard. Floor area must be between 300 and 1,000 square feet and less than the principal dwelling's floor area. The ADU cannot predate the principal building, must be subordinate in height, area, and coverage, and is prohibited on septic-served lots. One additional paved off-street parking space is required beyond the principal dwelling's parking, entirely on the lot. Deed restrictions or HOA declarations against ADUs are not overridden by this ordinance, and the City states it has no authority to enforce private restrictions.
