RL — Rural District

Single family is permitted by right (P) in the RL/E/RS1 group (Table 402-1). Clustering of uses and dedication of open space in undeveloped areas is encouraged. Uses must be consistent with, but may be more restrictive than, the Rural FLUE category's permitted uses. E — Suburban Estate District

RS1 — Residential Single-family-1

PUD — Planned Unit Development Districts

Each existing PUD has unique standards from its adopting master development plan (Sec. 402.5). Refer to Table 402-6 for adopted standards of existing PUDs (not independently transcribed in this pack; exact figures are review-gated, see Sec. 402.5). New PUDs are no longer permitted. For a PUD with a non-residential/commercial component, the closest comparable district based on existing conditions and parking standards applies. RM1 — Low Medium Density Residential-1

RM2 — Medium Density Residential-2

CNS — Conservation District

Recreation and open space needs of the city; may be applied to Recreation and Open Space, Transit Oriented Corridor, Rural, Residential, Commercial, Regional Activity Center, and Commercial Recreation FLUM designations.

CR — Commercial Recreation District

Major public and private commercial recreation, including sports arenas, racetracks, theme parks, amusement parks, and golf courses; accessory movie theaters, bowling alleys, health clubs, pool halls, or arcades permitted if accessory to a main recreational use. TOC-RS — Transit Oriented Corridor - Residential Single-Family

Residential Single-Family district within the TOC, replacing the former R1B/RS3/RS5/RS6 zoning on these parcels; single-family residence and accessory units are permitted uses, with a K-12 school allowed by conditional use (Table 9A). Building functions follow Table 9A (Specific Function and Use); automobile-oriented uses (large surface lots, gas stations, auto repair, car washes, auto dealers, self-storage, equipment storage, big box warehouses) are prohibited citywide in the TOC (Sec. 715.2.1.1(c)).

TOC-RM — Transit Oriented Corridor - Residential Multi-Family

TOC-ML — Transit Oriented Corridor - Mixed-Use Low

Mixed-Use Low district within the TOC, rezoned from former B2/B3 commercial land at moderate density and intensity. Mixed-use buildings, retail, office, and most commercial functions are permitted per Table 9A; residential functions are prohibited on the ground floor of mixed-use buildings (Sec. 715.2.1.1(e)). TOC-MH — Transit Oriented Corridor - Mixed-Use High

Mixed-Use High district within the TOC, rezoned from former B2/B3/SR7 commercial land at the highest density and intensity in the TOC. Mixed-use buildings, hotels, and the fullest range of commercial and civic functions are permitted per Table 9A. Live Local Act qualifying developments are expressly authorized here (Sec. 409.5, as TOC-MH).

TOC-SD — Transit Oriented Corridor - Special District

The GIS layer merges three legally distinct TOC Special Districts under one code. SD1 (art and entertainment venue, former B3 land near SW 60th Way) allows uses related to art, culture, and design, plus Mixed-Use High functions for buildings fronting State Road 7 (Sec. 715.3.5). SD2 (former Open Space) permits only open space/passive recreation, publicly operated campgrounds, boat ramps/docks, outdoor civic/cultural/educational facilities, and parks (Sec. 715.3.6.3(C)). SD3 (former Community Facility) permits parks, places of public assembly, libraries, cultural/civic/community centers, municipal government and public safety facilities, with government-sponsored care facilities, hospitals, non-municipal government buildings, and certain nonprofit uses allowed by administrative approval (Sec. 715.3.7.3(f)).
