One- and two-family dwellings: 2 spaces per unit on lots platted before March 1996 (3 spaces if 4+ bedrooms), or 2 spaces per unit with 1 garage-enclosed on lots platted after March 1996 (4 spaces, 2 garage-enclosed, if 4+ bedrooms) (Sec. 808.3.1(a)). Multi-family: 1.5 spaces per one-bedroom unit, 2 spaces per two-bedroom unit, plus 0.5 spaces per additional bedroom, plus an additional 10 percent of the total for visitor parking (Sec. 808.3.1(b)). Garage stalls must be at least 9 by 18 feet (one-car) or 18 by 18 feet (two-car), free of obstructions. Eighty percent of required parking may use a grass/lawn surface for religious institutions, funeral homes, and stadiums/sports facilities (Sec. 808.2). A change of use or building expansion triggers additional parking only for the incremental floor area or the shortfall between old and new use requirements (Sec. 808.1.1).
