RR — Rural Residential

Per Table 106-2b: minimum front setback 30 feet. Minimum rear setback 30 feet. Minimum side setback 20 feet. Minimum street side setback 20 feet. Garage face and embellishments must be set back at least 20 feet from the opposing property line, except rear alley-loaded garages, set back 9 feet from the alley edge line.

R-1 — Residential Low Density

Per Table 106-2c, by lot category (A through F): minimum front setback 12/12/15/20/20/30 feet; maximum front setback 25/25/30/35 ft for categories A-D (not specified for E, F); minimum rear setback 15/20/20/25/30/30 feet; minimum side setback 5&8 / 5&10 / 10 / 10&15 / 20 / 20 feet; minimum street side setback 15/15/15/15/20/20 feet (corner lots with block endcap landscape tracts are exempt from the street side setback). Garage face and embellishments must be set back at least 20 feet from any opposing property line, except rear alley-loaded garages, set back 6 feet from the alley edge line.

R-2 — Residential Medium Density

Per Table 106-2d, by lot category (A through D): minimum front setback 10/12/12/15 feet; maximum front setback 25/25/25/30 feet; minimum rear setback 10/15/20/20 feet; minimum side setback 5 (may be reduced to 0 for attached single-family/townhouse end units, which must keep the larger setback) / 5&8 / 5&10 / 10 feet; minimum street side setback 10 feet for all categories (corner lots with block endcap landscape tracts are exempt). Garage face and embellishments must be set back at least 18.5 feet from any opposing property line, except rear alley-loaded garages, set back 3 feet from the alley edge line with the remaining area landscaped.

R-3 — Residential High Density

Per Table 106-2e (multifamily, by net density 8-11.9 / 12-14.9 / 15+ du/ac): minimum setback to arterial ROW 20 feet at all densities; minimum setback to collector/local ROW 15 feet (may be reduced to 10 feet along collector/local ROW for units opening to the street without a perimeter wall); minimum setback adjacent to residential zoning 10/15/20 feet; minimum setback adjacent to non-residential zoning 20 feet at all densities. Per Table 106-2f (townhouses): minimum front setback 3 feet, rear setback 10 feet, side setback 5 feet (end units only), perimeter setback adjacent to a public street/residential zoning/non-residential zoning all 20 feet. SHD-RO — Surprise Heritage District - Residential Overlay

Per the City's published SHD Residential Neighborhood table (Table 2): minimum front setback 15 feet (attached, detached, and multifamily product), maximum front setback 30 feet (attached and detached product only; a covered front porch may encroach up to 5 feet closer to the street, and front-facing garage doors must be set back at least 20 feet). Minimum side setback: attached product 0 feet on a common wall or 5 feet/10 feet otherwise; detached product 5 feet with 15 feet total on both sides; multifamily product 20 feet. Minimum rear setback: attached product 12 feet, detached product 15 feet, multifamily product 20 feet.

SHD-CO — Surprise Heritage District - Commercial Overlay

Per the City's published Non-Residential Area table (Table 3): front yard setback 15 feet. Side yard setback 10 feet, or 0 feet for a common-wall option. Rear yard setback 10 feet, or 50 feet where the rear abuts a residential district.

C-1 — Neighborhood Commercial

Per Table 106-6a: minimum lot area 12,000 square feet. Minimum setback to arterial ROW 35 feet. Minimum setback to collector/local ROW 20 feet. Minimum setback adjacent to residential zoning 20 feet. Minimum setback adjacent to non-residential zoning 15 feet. Maximum building height 35 feet (capped at 30 feet at the setback line when adjacent to RR, R-1, or R-2 zoning, increasing 1 foot vertical per 1 foot horizontal moving away from the property line). Maximum size per use/tenant 5,000 square feet. Maximum size per commerce center 10 acres.

C-2 — Community Commercial

Per Table 106-6a: minimum lot area 18,000 square feet. Minimum setback to arterial ROW 35 feet. Minimum setback to collector/local ROW 20 feet. Minimum setback adjacent to residential zoning 30 feet. Minimum setback adjacent to non-residential zoning 15 feet. Maximum building height 40 feet (capped at 30 feet at the setback line when adjacent to RR, R-1, or R-2 zoning, increasing 1 foot vertical per 1 foot horizontal moving away from the property line). Maximum size per use/tenant 45,000 square feet. Maximum size per commerce center 20 acres. Commerce center projects follow overall perimeter setbacks from abutting developments; pad sites within a commerce center may have reduced internal setbacks with community development director approval.

C-3 — Regional Commercial

Per Table 106-6a: minimum lot area 90,000 square feet (may be reduced to 18,000 square feet for pad sites within a commerce center of at least 90,000 square feet). Minimum setback to arterial ROW 35 feet. Minimum setback to collector/local ROW 20 feet. Minimum setback adjacent to residential zoning 45 feet. Minimum setback adjacent to non-residential zoning 15 feet. Maximum building height 45 feet (capped at 30 feet at the setback line when adjacent to RR, R-1, or R-2 zoning, increasing 1 foot vertical per 1 foot horizontal moving away from the property line). No maximum size per use/tenant or per commerce center.

BP — Business Park

Per Table 106-7a: minimum lot area 20 acres (may be reduced to 1 acre for pad sites within a commerce center). Minimum setback to arterial ROW 35 feet. Minimum setback to collector/local ROW 25 feet. Minimum setback adjacent to residential zoning 75 feet (may be reduced to 15 feet with a 45-foot or greater landscape buffer tract carrying a public access easement for paths/trails). Minimum setback adjacent to non-residential zoning 15 feet (may be increased if abutting an OS-1/OS-2 parcel that separates residential zoning by less than 60 feet). Maximum building height 45 feet (buildings must step back an additional 1 foot for every 1 foot above 30 feet in height when adjacent to residential zoning).

I-1 — Light Industrial

Per Table 106-7a: minimum lot area 20,000 square feet. Minimum setback to arterial ROW 35 feet. Minimum setback to collector/local ROW 35 feet. Minimum setback adjacent to residential zoning 50 feet (may be reduced to 15 feet with a 30-foot or greater landscape buffer tract carrying a public access easement for paths/trails). Minimum setback adjacent to non-residential zoning 15 feet. Maximum building height 40 feet (buildings must step back an additional 1 foot for every 1 foot above 30 feet in height when adjacent to residential zoning). Indoor tenant space may include ancillary offices, showrooms/sales offices, retail, and service uses up to 25 percent of gross floor area (Table 106-1c).

I-2 — General Industrial

Per Table 106-7a: minimum lot area 5 acres. Minimum setback to arterial ROW 35 feet. Minimum setback to collector/local ROW 35 feet. Minimum setback adjacent to residential zoning 75 feet (may be reduced to 15 feet with a 45-foot or greater landscape buffer tract carrying a public access easement for paths/trails). Minimum setback adjacent to non-residential zoning 25 feet. Maximum building height 85 feet (buildings must step back an additional 1 foot for every 1 foot above 30 feet in height when adjacent to residential zoning).

I-3 — Heavy Industrial

Per Table 106-7a: minimum lot area 40 acres. Minimum setback to arterial ROW 50 feet. Minimum setback to collector/local ROW 50 feet. Minimum setback adjacent to residential zoning 150 feet (may be reduced to 75 feet with a 50-foot or greater landscape buffer tract carrying a public access easement for paths/trails). Minimum setback adjacent to non-residential zoning 50 feet. Maximum building height 40 feet (buildings must step back an additional 1 foot for every 1 foot above 30 feet in height when adjacent to residential zoning).

OS-1 — Open Space Conservation

Per Table 106-8a: minimum arterial/collector/local ROW setback 15 feet. Minimum setback adjacent to residential zoning 50 feet. Minimum setback adjacent to non-residential zoning 15 feet. Maximum building height 15 feet.

OS-2 — Open Space Recreation

Per Table 106-8b: minimum arterial/collector/local ROW setback 15 feet (setbacks may not contain drive aisles, parking spaces, or buildings, except for ingress/egress, seating, patios, sidewalks/trails, bicycle parking, and pedestrian amenities). Minimum setback adjacent to residential zoning 15 feet (applies along the whole length of any abutting lot line). Minimum setback adjacent to non-residential zoning 15 feet. Maximum building height 35 feet (may increase 10 feet, up to a 60-foot maximum, for each additional 5 feet away from the side or rear lot line).
