All districts

Honest scope note: this pack covers only Title 18 Division 2 (base zoning districts) and Division 4 (citywide regulations), plus PAD (18.60). It does not cover Division 3, Overlay Districts, which can layer additional or superseding standards on top of a property's base district. The four Division 3 overlays, independently fetched and named this session, are: 18.65, Transportation Corridor (TC) Overlay District (purpose: promote an appropriate mixture and density of activity enhancing the character of major gateways and transportation corridors, encouraging walkable, mixed-use, pedestrian-oriented development along key roadways); 18.70, Transit-Oriented Development (TOD) Overlay District (purpose: encourage mixed-use, higher-density development near future rail transit stations, maximize transit ridership, and support pedestrian activity); 18.75, Mixed Use-Heritage Overlay District (purpose: promote pedestrian-oriented infill development and reuse of land, implementing the Heritage District Design Guidelines to create an active mixed-use urban core reflecting Maricopa's cultural and historical character); and 18.76, Maricopa Station Overlay (purpose: implement general plan goals for a blend of higher-density residential, higher-intensity employment/office, civic/entertainment, and institutional uses near the Maricopa rail station, using transect-based zoning subdistricts, T4/T5 development standards, and civic district design standards). None of these four overlays' land use or development standards tables were captured this session; if a parcel falls within one of these overlay boundaries, its standards may supersede or add to the base-district rules in this pack. Confirm overlay boundaries on the city's official zoning map or with Development Services (520-568-9098) before relying on a base-district rule for a parcel that might carry an overlay.

All districts

Each district's use table (for example Table 18.35.020 residential, Table 18.40.020 commercial) marks uses P (permitted by right), C (conditional use permit required, reviewed by the planning and zoning commission), A (accessory use only), or X (not permitted); numbers in parentheses point to added limitations at the end of the table. Uses marked P are frequently still subject to supplementary standards in MCC Chapter 18.120, Standards for Specific Uses (for example alcoholic beverage sales at MCC 18.120.030, eating and drinking uses at MCC 18.120.100, home occupations at MCC 18.120.120). A use marked C needs planning and zoning commission approval of a conditional use permit before it may operate.
