Garages, sheds, and accessory structures in Maricopa, AZ

What the Maricopa zoning ordinance says about garages, sheds, and accessory structures, district by district. Section numbers link to the official ordinance.

All districts

Applies to roofed detached accessory structures (garages, carports, sheds, workshops, arbors, gazebos, pergolas, covered patios) and to open unroofed structures over 6 feet tall (decks, trellises). Detached accessory buildings must sit behind the front line of the primary structure unless the code specifies otherwise, and on corner lots may not project beyond the required front yard or existing front line of the primary structure on any street frontage for lots under one acre. In rural districts and on residential lots of 12,000 square feet or more, garages may be allowed on the front half of the lot if the applicable district's development standards permit it. Detached accessory structures may not occupy more than 30 percent of the required rear yard setback. Accessory structures over 120 square feet for residential uses or 200 square feet for commercial uses require zoning administrator approval. Factory-built modular buildings on permanent foundations are permitted in all districts. Modular storage containers (such as shipping containers) are permitted as accessory structures in all districts if not visible from the right-of-way, do not disrupt parking-lot traffic flow, and are modified so they do not look like containers.
